A Small Market with Big Opportunities
The Pemberton real estate market continues to attract a diverse range of buyers. Some live and work locally, others commute to Whistler while choosing Pemberton for its affordability and lifestyle, and many purchase second homes to enjoy everything the Pemberton Valley has to offer while remaining close to Whistler.
Because Pemberton is a relatively small market, even modest changes in sales or inventory can have a significant impact on year-over-year statistics. Looking beyond the percentages provides a clearer picture of overall market conditions.
Spring Brings More Pemberton Homes to Market
As expected, listing inventory increased during the second quarter as properties entered the market during the spring selling season.
The largest increase occurred in the chalet and acreage segment, where inventory rose from 34 properties in 2025 to 42 this year. Townhome inventory also rebounded significantly, climbing from an unusually low three listings last year to 11. Vacant land inventory increased modestly, with three additional lots available.
Condominiums were the exception, with inventory declining from eight available properties last year to just four this year, leaving buyers with fewer options in this segment of the Pemberton real estate market.
Sales Activity Shows Positive Momentum
Overall sales activity increased 17% during the first half of 2026, although results varied across different property types.
Single-family homes posted the strongest year-over-year improvement, with sales increasing from three to eight transactions. While the percentage increase appears dramatic due to Pemberton’s smaller market size, the rise is still an encouraging sign that buyer confidence remains healthy.
Townhome sales softened earlier in the year as limited inventory restricted buyer choice, but activity doubled compared to the first quarter of 2026, suggesting momentum is beginning to build. Condominiums also performed well, recording nine sales during the first half of the year.
Vacant land sales declined slightly compared to 2025, but five lots have sold over the past six months—a positive indicator that buyers continue to see long-term value in Pemberton real estate and future development opportunities.
What the Numbers Tell Us
While individual market segments experienced some ups and downs, the overall trend points to a market that remains active and balanced.
Inventory has improved across most property types, giving buyers more selection than they had a year ago, while steady sales activity suggests demand continues to support the market. As always in a smaller community, monthly statistics can fluctuate, making longer-term trends a more meaningful measure of market performance.
Looking Ahead
The summer months traditionally bring a slower pace to the Pemberton real estate market as residents and visitors alike spend more time enjoying the valley, family activities, and outdoor recreation. While this seasonal slowdown may result in fewer transactions over the coming months, it can also create opportunities for buyers who remain active while competition is lower.
