Limited Inventory Continues to Shape the Whistler Real Estate Market

At first glance, the Whistler real estate market appears to have changed very little compared to a year ago. However, one of the biggest factors influencing buyer activity continues to be the limited supply of Whistler homes for sale. While inventory levels have remained relatively stable, they remain well below historical norms, leaving many buyers waiting for the right property to come to market.

At the end of the second quarter of 2026, there were 265 active listings across Whistler, down 7% from the 284 properties available at the end of June 2025. Although month-end inventory fluctuates, average monthly inventory has remained fairly consistent at approximately 330 listings throughout the past year.

Inventory Trends Across Property Types

The most significant inventory decline occurred in the chalet market, where available listings fell 17%, dropping from 90 properties to 75 year over year. Condominium inventory also declined by 7%, decreasing from 104 to 97 listings.

Townhome inventory remained virtually unchanged, with just two additional listings compared to last year, while shared ownership inventory saw a modest increase to 21 available properties.

The continued shortage of inventory across several property types means buyers searching the Whistler property market have fewer options available, particularly those looking for detached homes and chalets.

Sales Activity Remains Steady

Sales activity closely reflected the stability seen in inventory levels. Overall transactions during the first half of 2026 were down just 7% compared to the same period in 2025, with only modest shifts across the various property types.

Townhomes experienced the largest adjustment, with sales declining by 16 transactions year over year. Shared ownership sales also softened, decreasing from 14 sales to nine.

On the positive side, chalet sales increased slightly, recording one additional transaction—a 6% gain—while condominium sales rose 13%, with four more sales than the previous year.

Overall, these numbers suggest the Whistler real estate market remains balanced, with buyer demand holding relatively steady despite limited inventory.

 

Seasonal Factors Continue to Influence the Market

Several factors likely contributed to the mixed results during the second quarter. As is typical, activity slowed following the end of the ski season, when many properties become temporarily unavailable due to owner use or existing rental commitments. Combined with reduced inventory across several market segments, buyers simply had fewer properties to choose from.

Seasonality has always played an important role in Whistler real estate, and the second quarter often represents a transitional period between the busy winter season and the active summer tourism months.

Improving Confidence Could Support the Second Half of 2026

Looking beyond Whistler, there are encouraging signs that housing activity is strengthening in many Canadian markets. As consumer confidence improves, more buyers appear willing to move forward with purchasing decisions rather than waiting for further price adjustments.

While the Whistler real estate market operates differently from most residential markets due to its resort nature, improving confidence nationally often translates into increased interest from both recreational buyers and investors considering Whistler real estate.

Looking Ahead

Tourism Whistler has reported strong summer occupancy, bringing more visitors to the resort and increasing exposure for the local real estate market.
