Designed to assist homeowners with their property taxes, the BC Home Owner Grant reduces payable property taxes for eligible taxpayers in British Columbia. The regular grant amount is $570 for properties located in the Capital Regional District, the Metro Vancouver Regional District and the Fraser Valley Regional District. For all other areas of the province, the amount is $770.

You must apply for the grant every year in order to receive it and you can only claim one property per year. Although you could previously apply through your municipality, you now need to apply directly through the government of BC.

Who Qualifies for the BC Home Owners Grant?

In order to qualify for the grant, you must:

  • Be the registered owner of the property
  • Be a Canadian Citizen or Permanent Resident
  • Live in British Columbia
  • Use the property as your principal residence

If you own multiple properties, you can only claim one as your principal residence and it must be your primary home – where you live and conduct your daily affairs. It is typically the address that you use for your government records (income tax, driver’s licence, etc.).

You may qualify for additional grants if you are a senior, a veteran, a person living with a disability, living with a spouse or relative with a disability, and/or a spouse or relative of a deceased homeowner.

What is the BC Home Owner Grant threshold?

Each year there a grant threshold is set. This threshold is the maximum assessed value of a property where owners can claim the full grant amount. In 2022, the grant threshold is $1,975,000.

So, if your property has an assessed value of $1,975,000 or less, you can claim the full grant amount. If your home is valued at a higher rate, the grant is reduced by $5 for each $1,000 of assessed value over the threshold up to a limit of $2,089,000.
