NON-RESIDENT BUYERS
People from all over the world buy homes in Whistler. It is relatively simple and straightforward for a non-resident to purchase in Whistler – there are no restrictions or extra fees/taxes. I work closely with local accountants, mortgage brokers and lawyers who can provide their expertise and answer any questions you have.
If you require a mortgage, you will need a down payment of approximately 35% of the purchase price. You will need to be here in person to sign the mortgage paperwork upon closing. You’ll also need to open a Canadian bank account for the transfer of funds and payments (mortgage, strata fees, property taxes, Tourism Whistler fees, utilities).
Non-Resident Withholding Tax on Rental Income: You may obtain an exemption from the 25% tax non-residents are required to pay to Revenue Canada by filling out a simple form called an NR6. After filling out this form, you must also file a tax return with Revenue Canada. Please consult your accountant or property manager for further details.
