PROPERTY MARKETING STRATEGY

There is so much more to selling a home than putting a For Sale sign on the lawn and uploading the listing to our local listings database. As your real estate agent, my goals are the same as yours – to sell your home for the highest possible price within the shortest amount of time. In order to achieve this goal, I have developed a multi-faceted marketing strategy that I individually customize for each property. The three key elements of my property marketing plan are:

Making the decision to sell your home is an important one –it represents one of your most valuable assets as well as an emotional attachment. We work together to help you determine the best asking price for your property.

Buyers are looking for the best-priced property that meets most, if not all, of their must-have criteria. They want the best priced property, in the best condition in relation to other listings currently on the market. Setting a realistic asking price translates into more potential buyers. Setting your price too low means that you may loose out. Setting your price too high will scare away potential buyers who will see your home as being out of their price range.

By performing a Competitive Market Analysis (CMA) we will be able to compare your property to current listings, recently sold listings, as well as properties that were on the market but did not sell, in order to determine your optimum list price without compromising on your goals or requirements.

First impressions are critical to selling. We want to ensure that every potential buyer who views your property, whether it is online or in person, sees it at its best.

Preparing your home for sale is invaluable in the sale process. From professional photography to ensuring that the property is clean and clutter-free for every showing, they are all important parts of the presentation. Sometimes even the smallest adjustments can make a world of difference.  I can provide staging tips or recommend a professional to get your home into ‘show worthy’ condition.

The final key to an effective marketing plan is to ensure that your property is exposed to the right audience. My approach to marketing is multifaceted and customized to each client and their property in order to ensure that we reach the largest and most suitable audience.

My marketing plan includes both personal and corporate advertising, which involves traditional print and web/social mediums. By utilizing a variety of mediums to reach potential new buyers, and leveraging both my real estate network and my extensive contact database, I can generate maximum exposure for your property.
